BMS CONTROLLER – JOHANNESBURG

  1. Role Purpose

The main responsibility of the BMS Agent at Client Site is to ensure the reliability and minimum down time of the equipment being monitored in the BMS room as well as per the daily inspection on site.

  1. Main Outputs
  • Perform tasks in accordance to job cards (work orders) issued, as per Client & BFM requirements
  • Monitoring of BMS at Client Site
  • Proactively inspect equipment on a daily basis
  • Detection of any faults or potential faults
  • Investigate the possible cause
  • Accurately logging and tracking of requests
  • Communicate the alarm condition to the Customer and regional operational staff
  • Escalate the faults and provide feedback to Customer on the maintenance actions
  • Perform ad-hoc inspections as required by the Customer
  • Proactive monitoring of sites and detection of potential faults
  • Accurate interpretation of alarms and the causes of faults
  • Escalation of alarms/faults within Bidvest Facilities Management in order to provide minimum down time
  • Decision making in terms of dispatching of technical officers to sites
  • Effective feedback to Contact Centre management, regional management, and also external clients where applicable
  • Establish and coordinate conference calls between customers (internal and external)
  • Prioritization and Interpretation of faults/alarms and reasons for faults/alarms assisted from data available on the BMS system
  • Investigate and pickup trends
  • Judge feedback from TO on site and assist TO on site with related information for the timeous completion of corrective action
  • Escalate and establish time frames with the correct facilitators

The right person must have the following competencies: –

  • Have broad technical knowledge with a strong focus on work standards, safety standards and customer relationship management
  • Have the ability to work under pressure, travel within various sites, work overtime within reason & serve on Stand-by
  • Communicates in a professional, diplomatic manner with good voice quality and articulation
  • Ability to prioritize and coordinate outputs
  • Be deadline driven
  • Be initiating action (innovation) orientated
  1. Qualifications and Skills

The Applicant must meet the following requirements: –

  • Grade 12 (Technical Matric advantageous)
  • N6 and/or Trade Test (Electrical or Air-Conditioning).
  • A National Diploma Electronics or S4 would be an advantage
  • Knowledge of Regional Operations
  • Minimum of 2 – 4 years’ exposure to a BMS environment
  • Commissioning of the complete system.
  • General knowledge of Power Distribution Systems, HVAC, BMS, Comms Networks Protocols
  • Database/Server Management
  • Programming (Java, HTML)
  • BMS systems (Honeywell, Adroit, Landis, etc)
  • Initiative and information seeking
  • Be in possession of a valid Code 8 driver’s license and a Vehicle
  • Knowledge of OHS Act & ISO 9001 Quality Management Systems
